It’s also one of the trickiest housing markets to navigate from out of state. This guide is the one we wish every PCSing service member had before they signed their first contract here.

Where are the military installations in Washington?
Washington has five primary active-duty installations. Where you’ll live depends entirely on which one your orders point to.

The biggest by far is JBLM — about 40,000 active-duty service members plus families. If your orders say JBLM, you’re heading to Pierce County, just south of Tacoma. The bulk of this guide focuses on the JBLM area because that’s where 70%+ of Washington’s military families end up, but the principles below apply to every installation.
Should you rent or buy?
The most common PCS question — and the answer changes per family. Here’s the math we walk every client through.
Buy if any of these are true:
- Your orders are 3+ years. The break-even point for closing costs, agent fees, and selling commissions on the back end is roughly 30-36 months in Pierce County. Anything shorter and renting usually wins.
- You’re using a VA loan. Zero down, no PMI, lower interest rates than conventional. This is the most powerful purchase tool you’ll ever have access to. Don’t waste it on a $0 net-worth rental.
- You want stability for school-age kids. Buying lets you pick the neighborhood, lock in the school district, and not get rolled into a 30-day notice if your landlord sells.
- BAH covers the mortgage. JBLM area BAH for an E-7 with dependents in 2026 is around $2,500/month. That covers a $400-450K mortgage comfortably, which buys a real house in Lakewood, Spanaway, or Parkland.
Rent if any of these are true:
- Your orders are under 2 years. Math just doesn’t work, even with a VA loan.
- You haven’t visited Washington before. Spend a few months living here before committing. Pierce County weather (gray Oct-May) hits some people hard.
- You’re stretched thin. If you don’t have 1-2% of purchase price in cash for closing costs (VA loan eliminates the down payment but not closing costs), keep renting until you do.
- You expect a quick rotation. Many military families plan to buy but don’t budget for selling fees on the back end. Selling commissions + closing fees average 7-8% of sale price.
If your orders are 36+ months, you’re using your VA loan, and the BAH covers the mortgage — buying almost always wins financially. Rent if any of those isn’t true.
Best neighborhoods near JBLM
If your orders are JBLM, here are the five neighborhoods we recommend most often. We have full guides for each linked below.
1. Lakewood — Most options, best balance
10-15 minutes from base. Largest inventory near JBLM. Mix of lake neighborhoods (Lake Steilacoom, American Lake), golf-community living (Lakewood Country Club, Oakbrook), and starter homes (Tillicum). Median price ~$510K. The default choice for most JBLM families. Lakewood guide →
2. DuPont — Newer construction, shortest commute

20-25 minutes from base. Higher-end suburb of Tacoma with UPSD schools (also excellent), Chambers Bay golf course, and waterfront access. Median price ~$600K. University Place guide →
5. Parkland / Spanaway — Most affordable VA-friendly area
10-20 minutes from base. Most affordable neighborhoods near JBLM. Larger lots, more flexibility on home condition. Median price ~$450K. Best for VA buyers stretching their entitlement or looking for value. Parkland homes →

The 90-day PCS timeline
This is the timeline we recommend for clients who plan to buy. Build in extra time if you can.
90 days out — Start the conversation
Reach out to a local real estate agent (us, ideally) and a VA-experienced lender. Walk through your timeline, your budget, and your priorities. Get a pre-approval letter so you’re ready to move when something comes up.
60-75 days out — Tour remotely
We share a curated list of homes that fit your criteria. Live video walkthroughs over FaceTime or Zoom — 30-45 minutes per home. You see everything we see, ask questions in real time, and we pan to anything that concerns you.
45-60 days out — Make an offer
When you find the one, we draft the offer. You e-sign everything from your current duty station. We negotiate as if you were standing next to us.
30-45 days out — Inspections + due diligence
We attend the inspection on your behalf, send you the report plus a walkthrough video. You can request repairs, credits, or walk if the inspection turns up issues.
0-30 days out — Closing
Remote closings via mobile notary at your current duty station. Funds wire. We pick up your keys and let you in when you arrive.
We’ve closed JBLM PCS purchases in as little as 21 days. It’s not ideal, but it’s doable when the lender is locked in, the home doesn’t have appraisal red flags, and everyone is responsive. Call us early — the longer your runway, the better the home.
VA loan: the truth about Washington
Your VA loan is the most powerful housing tool you have. A few Washington-specific things to know:
Sellers in Pierce County don’t “hate” VA offers
This is a persistent myth. With 40,000+ active-duty service members in Pierce County, sellers here see VA offers constantly. As long as your agent packages the offer cleanly — strong earnest money, clean contingencies, flexible close — VA offers compete on equal footing with conventional.
The VA appraisal is stricter than conventional
VA appraisers flag: chipped exterior paint, exposed wiring, missing handrails, peeling interior paint, broken windows, roof condition, and crawl space moisture (real issue in the Pacific Northwest). We know which homes will pass and which will fight you. We steer you away from the latter.
You have full entitlement after restoration
If you’ve used your VA loan before and paid it off (or the home was sold and the loan paid in full), your full entitlement is restored. You can buy again with $0 down. We see this all the time with senior NCOs and officers on their second or third PCS.
Loan limits are essentially unlimited for full-entitlement borrowers
If you have full entitlement, there’s no VA loan limit. You can buy a $1M home in University Place or Bainbridge Island with $0 down if you qualify and the home appraises. The “VA loan limit” myth confuses people — it only applies to borrowers without full entitlement.
Schools: what military families need to know
Washington school districts vary widely. Here’s the breakdown for the JBLM area, ranked by reputation:
- Steilacoom Historical Schools — consistently the highest-rated district in Pierce County. Steilacoom + DuPont attend here.
- University Place SD — top-tier, especially Curtis HS. Strong arts and athletics.
- Sumner-Bonney Lake SD — suburban, growing district. Good ratings across all levels.
- Clover Park SD — Lakewood and Tillicum. Very military-friendly with on-base support resources. Variable by school.
- Bethel SD — Spanaway and Parkland. Large district with mixed reputation.
- Tacoma Public Schools — wide range. Some excellent magnet/IB programs, some struggling neighborhood schools. Highly school-dependent.
If schools are your top priority, focus on Steilacoom, DuPont, or University Place. If budget is the priority, Bethel and Clover Park districts give you the most house per dollar.
Cost of living in the JBLM area
Washington has no state income tax — a massive advantage for military families relocating from states like California, Virginia, or Hawaii. Sales tax is high (9-10% in most Pierce County cities) but on net, take-home pay tends to be higher than in most coastal markets.
Typical monthly costs for a family of four in Lakewood:
- Mortgage on a $500K home with VA loan (no down payment, ~6.5% rate): $3,100/mo with taxes & insurance
- BAH for an E-7 with dependents: $2,500/mo
- Net out-of-pocket housing: ~$600/mo
- Utilities (electric, gas, water, sewer, garbage): $250-350/mo
- Internet: $70-100/mo
- Groceries (family of 4): $1,000-1,400/mo
- Gas (suburban driving): $250-350/mo
Compared to California, Virginia, or Hawaii — Washington is meaningfully more affordable per dollar of housing. Compared to the Midwest or Southeast, it’s pricier on housing but offset by no state income tax.
The “ugh, the weather” question
Yes. It rains. Specifically, it grays from mid-October to mid-May. The summer (June-September) is genuinely spectacular — 70s, low humidity, mountain views, lakes. But the gray months are real, and they affect some people more than others.
If you’re coming from Arizona, Florida, Hawaii, or Southern California, plan for the adjustment. Vitamin D, a sun lamp, and getting outside even when it’s drizzling all help. If you can do a brief house-hunting trip before committing to buy, the rain test is worth taking.
PCS to Washington: FAQ
Can I buy a home in Washington without ever visiting before closing?
Yes — we’ve closed dozens of PCS purchases with buyers who never set foot in the home before closing. Live video tours over FaceTime, recorded walkthroughs, drone footage, and inspection-day walkthrough videos give you a 95% accurate picture. Most of our military clients arrive at the airport, drive to their new home, and the keys are waiting in the lockbox.
How long before my report date should I start house-hunting?
Ideally 90 days. Minimum 45. The longer your runway, the more options you’ll see and the more time you have to negotiate price. Tight timelines force compromises on home quality or price.
Is BAH guaranteed to cover my mortgage?
Not guaranteed, but in the JBLM area, BAH typically covers a mortgage on a $400-500K home for most ranks with dependents. Calculate your specific BAH on the official DoD BAH calculator and run those numbers against current mortgage rates. We’re happy to do this analysis with you.
What happens if I PCS again before paying off the mortgage?
Most military families either (a) sell the home and roll equity into the next purchase, or (b) keep it as a rental, with the VA loan transferred to a conventional and entitlement freed up. What’s the average days-on-market in Pierce County?
As of 2026, well-priced and well-presented homes in Pierce County typically sell within 14-30 days. Newer, well-staged listings move faster. Homes that need work or are priced aggressively can sit longer. For PCS timing purposes, plan on 30-45 days from offer to keys.
Do you offer a military discount?
Yes. Active-duty, veterans, and military families get reduced agent fees on both purchases and sales. Ask us about the specifics on your first call.
Can I tour homes remotely if I’m currently overseas?
